What You’ll Learn

Four pillars of smart real estate investing for small businesses

Our coaching framework is built around four core areas that move you from guesswork to a repeatable approach to buying and holding investment properties.

1. Strategy & Goals

Clarify whether you’re investing to support your business, build long‑term cash flow, or both—and how that shapes your financing approach.

2. Deal Evaluation

Learn to underwrite basic investment property scenarios, stress‑test cash flow, and identify where financing terms make or break a deal.

3. Financing Fundamentals

Understand how lenders view income, debt, collateral, and risk; how different loan structures work; and what questions to ask any lender or broker.

4. Execution & Relationships

Build a practical plan for your next 1–3 acquisitions, including how to approach lenders, brokers, agents, and partners with confidence.

How It Works

A clear, coaching‑first process for your next investment

Every engagement is built around education, clarity, and action. We’ll never push a specific property, lender, or product—our only agenda is helping you make better‑informed decisions.

Step 1

Discovery & goals

We start with a 30‑minute strategy call to understand your business, financial picture, and investment goals. From there we recommend a coaching plan tailored to your timeline and experience level.

Step 2

Education & scenario planning

We walk through real examples, model scenarios around your current or future deals, and help you see how different terms, structures, and timelines change the outcome.

Step 3

Action, review & next deals

We support you as you talk with your own lenders, brokers, and agents—helping you prepare, debrief, and refine your strategy as you move from one property to the next.

Coaching Options

Choose the level of support that fits your next move

Whether you’re evaluating your first property or re‑thinking an existing portfolio, we offer flexible, education‑driven engagements. All coaching is advisory only—we do not arrange or offer financing products.

Real Investors, Real Stories

From “I hope this works” to “I know my numbers”

Names and details altered for privacy, but the scenarios are real—and common for small business owners and first‑time investors.

“I run a small plumbing business and wanted to buy a mixed‑use building. I kept getting conflicting answers from different lenders. After two sessions I finally understood what they were looking at and how to structure the purchase so it actually worked for my cash flow.”

Owner, local trades business · 1st investment property

“We already owned three rentals but felt stuck—all our equity seemed locked up. The portfolio review helped us see where we were over‑leveraged, what to refinance later, and what type of property to target next.”

Partners, small rental portfolio · 4 properties

Your story could be next.

You don’t have to become an expert overnight. You just need a guide who can translate the numbers and show you how different paths play out over time.

FAQ

Questions small business investors ask us most

If you don’t see your question here, bring it to your strategy call—we’re happy to talk through your specific situation.

Are you a lender or mortgage broker?

We are an advisory and coaching practice. We do not sell or arrange specific financing products. Instead, we draw on mortgage and real estate experience to help you understand your options, prepare for conversations with your own lenders or brokers, and choose an approach that fits your risk tolerance and goals.

Can you tell me which loan or lender I should use?

We can help you understand how different loan types generally work, what trade‑offs they involve, and what questions to ask. We do not recommend specific lenders or products, and we do not receive compensation from any financial institution.

Do I need to own a business already to work with you?

Most of our clients do own a small business, but it isn’t required. If you’re planning to use real estate as part of your business or as a core investment strategy, we can help you think through structure, risk, and financing considerations.

Can you review a live deal I’m working on now?

Yes. Many clients come to us with a property they’re considering or a deal that’s already in motion. We can help you stress‑test assumptions, evaluate how sensitive the deal is to different terms, and prepare talking points for your lender or broker.

What does a typical engagement cost?

Because every investor’s situation is different, we provide a quote after your free 30‑minute strategy call. You’ll know exactly what’s included and what we’ll work on together before you decide to move forward.
